For many buyers, yes. Magnolia’s market has cooled from last year, which gives buyers more room to negotiate. Here is what the latest Redfin data shows for August 2026.
What the numbers say
- Prices are lower. The median sale price was about $247,000, down 9% from a year ago.
- Fewer homes are selling. Redfin counted 56 sales, down from 76 last year. Less competition for each home helps buyers.
- Homes are moving a bit faster. The median time on market was 48 days, down from 61.
- Sellers are still cutting prices. About 52.5% of homes had a price drop, so asking price is often a starting point.
- Pricing is close to list. Homes sold at about 98% of list price, and Redfin rates the market “Somewhat Competitive.”

What this means for you
Buyers who are prepared have the most leverage. Get pre-approved, then ask your REALTOR which listings have dropped their price or sat for weeks. Those are the homes where a seller may negotiate on price, repairs, or closing costs. These are citywide figures, and individual neighborhoods and new construction communities can look very different. For nearby context, see the 2026 Conroe market update.
