If you’ve spent any time scrolling new construction listings around Conroe, you’ve probably seen the name ARTAVIA pop up more than once. People are curious about it, and honestly, I get a lot of questions about whether it’s worth the hype. So let’s break it down together — what ARTAVIA actually is, where it sits, what it’s like to live there, and who it tends to fit best.
Where Is ARTAVIA Located?
ARTAVIA sits on SH 242, north of the Grand Parkway and roughly midway between I-45 and US 59. That spot puts it in a pretty sweet location if you need to get around North Houston. You’re close enough to I-45 to make it a quick hop onto the highway, but far enough that you’re not dealing with constant highway noise at home.
Here’s a general idea of drive times from ARTAVIA:
- I-45 access: about 10-15 minutes
- The Woodlands: around 20-25 minutes
- Downtown Houston: roughly 45 minutes to an hour, depending on traffic
- Lake Conroe: about 20-25 minutes north
For groceries, there’s an H-E-B about 5-6 miles away on Highway 242, plus a few smaller grocery options closer by. As for hospitals, you’ve got access to facilities in Conroe and The Woodlands, both within a reasonable drive. The area itself feels wooded and a little more open than some of the older Conroe neighborhoods — lots of trees, walking trails, and that “newer master-planned” feel where everything looks fresh and well-kept.

What Makes Artavia Different
ARTAVIA is a big community — we’re talking about roughly 2,800 acres — and it’s being built out by Aria Development Group with a long list of builders. You’ll find homes from Coventry Homes, David Weekley Homes, Highland Homes, Perry Homes, Lennar, Westin Homes, J. Patrick Homes, Ravenna Homes, Beazer Homes, Chesmar Homes, and Jamestown Estate Homes. That’s a lot of variety, which means a lot of different price points and floor plans. Pricing generally starts in the $300s and goes up into the $600s, so there’s room for first-time buyers and move-up buyers alike.
The community’s whole vibe is “Live Colorfully” — they’ve leaned into art and nature together, with sculptures and installations scattered along the trail system. The centerpiece is Dapple Park, which has a five-acre lake, a fitness center, a café, meeting spaces, a splash pad, a playground, an event lawn, and outdoor fitness stations. It’s the kind of amenity package that gives you a reason to actually leave your house and use the neighborhood.
Schools and the Family Side of Things
ARTAVIA is zoned to Conroe ISD, and the community has built a strong relationship with the district through its Bright Futures partnership. Kids here are generally zoned to San Jacinto Elementary, Moorhead Junior High, and Caney Creek High School. Conroe ISD has also looked at ARTAVIA as a potential site for a future school, which tells you the district expects this area to keep growing.
If you’re relocating with kids, this is one of those neighborhoods where you can feel pretty confident about the school situation without having to do a ton of extra digging.

Who Is ARTAVIA a Good Fit For?
ARTAVIA tends to work well for a few different kinds of buyers. If you want brand-new construction with a warranty and modern floor plans, this is a strong option since so many builders are still actively building here. If you’re moving from out of state and want a community that feels organized and master-planned — with HOA-maintained common areas, trails, and amenities already established or being built out — ARTAVIA checks that box too.
It’s also a solid choice if you want to be near, but not directly on top of, the busiest parts of The Woodlands or I-45. You get the convenience without the traffic right outside your front door.
On the flip side, if you’re looking for an established neighborhood where everything is already built and settled — no active construction nearby — you might want to look at something more like other areas of Conroe that are fully built out. And if budget is tight and you’re hoping to stay well under $300K, you may need to look at some of the surrounding areas, since ARTAVIA’s price floor tends to sit a bit higher.

That’s normal for a community this size, and it usually settles down section by section as homes get sold and families move in.
Pictures and floor plans online only tell you so much.
