If you’ve been dreaming about life near Lake Conroe but the lakefront prices make you wince, I want to show you a neighborhood that might be exactly what you’re looking for. It’s called Hills of Westlake, and it sits on the west side of Conroe, Texas. You get a top-rated school district, a quick trip to The Woodlands, and an easy drive into Houston — all without paying lakefront taxes or The Woodlands price premium. Let’s walk through what makes this little community special.

Where Is Hills of Westlake?

Hills of Westlake sits just off Highway 105 West and La Salle Avenue, about six miles from the I-45 exit. That little buffer is actually a good thing. You’re far enough from the highway to skip the noise, but close enough that getting anywhere is simple.

Here’s what your drive times look like from the neighborhood:

  • The Woodlands: around 20 minutes, depending on traffic
  • I-45 access: about 10 minutes
  • Downtown Houston: under an hour on a normal day
  • Lake Conroe: just a few minutes away, so weekend boat trips are easy

For day-to-day errands, you’ve got an H-E-B right outside the neighborhood, plus Kroger and Target just a short drive away. If you ever need medical care, Houston-area hospital systems have facilities throughout Conroe and The Woodlands, so you’re never far from care. The whole area has that quiet, suburban feel — wooded lots, calm streets, and neighbors out walking their dogs in the evening. It doesn’t feel cut off from civilization, but it doesn’t feel crowded either.

The Homes: Built Out and Ready to Move Into

Hills of Westlake started development around 2016, and the whole community was built out over about five to six years. Two well-known builders worked on this neighborhood: D.R. Horton and David Weekley Homes. Weekley built out the sections with 50-foot and 60-foot lots, and both builders are now completely sold out of new construction here.

What does that mean for you? No construction trucks blocking your street, no months of dust, and no surprise mud pits where a new section is being built. Hills of Westlake is an established, peaceful community of around 270 homes, and everything is already finished.

The homes themselves range from about 1,612 square feet up to 2,766 square feet, with 3 to 5 bedrooms. That’s a pretty wide range, so whether you’re a smaller household looking to step up from an apartment or a growing family that needs more room, there’s probably a floor plan here that fits. The lots are standard suburban size — enough room for a patio, a swing set, or a garden bed, without turning your Saturdays into all-day yard work.

Amenities, HOA Fees, and Schools

Hills of Westlake keeps things simple on the amenity side. You’ll find a recreation center with a community pool, a playground, some green space, tennis and basketball courts, and walking trails. It’s not going to compete with a giant master-planned community that has a lazy river or a golf course — and honestly, that’s part of the appeal. Fewer big amenities usually means lower HOA dues, and you’re not paying extra every month for things you might never use.

For families, the school situation is a big draw. Hills of Westlake is zoned to Conroe ISD, which is one of the highly-rated districts in this part of Texas. Younger kids will likely attend Giesinger Elementary or the newer Gordon-Reed Elementary, and every assigned school for this neighborhood is within about 4 miles. That makes morning drop-off and after-school pickup a whole lot easier on everyone.

Is Hills of Westlake Right for You?

Hills of Westlake tends to be a great fit if you’re upgrading from an apartment or a starter home, you want a relatively newer build without paying brand-new construction prices, and you don’t want to pay The Woodlands’ price premium. It’s also a strong choice for families who care about good schools, and for anyone who wants easy access to Lake Conroe without paying lakefront property taxes — and if you do want to check what those taxes might look like on a home you’re considering, the Montgomery Central Appraisal District is a good place to look up property values.

If you’re someone who really wants resort-style amenities, a golf course, or brand-new construction with builder incentives, this probably isn’t your neighborhood. But if you want something quiet, established, and easy to get around from, Hills of Westlake checks a lot of boxes.
