Simplicity vs. Selection.

There are two types of new construction buyers, and most people don’t figure out which one they are until it’s too late. The first type wants simplicity. You want to walk in, pick a pre-set color package, close fast, and move on with your life. That’s a production builder like DR Horton at Chapel Lakes. High volume, efficient, and great for hitting an accessible price point.

The Semi-Custom Difference.

The second type of buyer wants their home to actually feel like theirs before they move in. You want different finishes, different fixtures, and real choices. That’s where a semi-custom builder like Tri Pointe Homes at Clopton Farms comes in. It’s a completely different buying experience and a completely different level of finish. Neither one is wrong, but knowing which one you are before you walk into a model home will save you a lot of frustration.

The Budget Reality.

Nobody talks about the budget line in new construction where everything changes. Chapel Lakes starts in the mid $270s, while Clopton Farms starts in the $300s. On paper, that gap doesn’t sound like much. But I recently had a client who was firm on his number until we ran the side-by-side comparison. The difference in monthly payment was smaller than he expected, and what he got in return was significant. He went a little higher and has zero regrets.

Set Your Ceiling Wisely.

Before you set a hard ceiling on your budget, have that conversation first. Is the extra monthly investment worth the jump in quality and experience? For some, the answer is an immediate yes; for others, the production model fits their life perfectly. My goal is to make sure you know exactly where that line is before you commit.
