6 Things You Need to Know About Perry Homes in The Woodlands Hills (Before You Buy in the $300s)

If you’ve been scrolling through new construction options in North Houston and The Woodlands Hills keeps showing up — there’s a reason for that. It’s one of the few master-planned communities in the area where you can still get into a brand-new home in the $300s and not feel like you sacrificed anything to get there.

I recently toured a Perry Homes build out there and filmed the whole thing so you could see it for yourself: watch the full Perry Homes walkthrough on YouTube. But before you book a tour or sign anything, here’s what I want you to know.

1. The Entry Price Point Is Genuinely Competitive

Perry Homes’ 40-foot section in The Woodlands Hills starts in the $310s, with homes ranging from about 1,500 to 2,500 square feet. That’s a real range — you can find something comfortable for a smaller household or a growing family without hitting the $400s or $500s right out of the gate.

For a master-planned community with this level of amenities and infrastructure, that entry point stands out. A lot of buyers who’ve been priced out of areas closer to The Woodlands proper are finding that this community actually checks the same boxes at a price that works. 2. This Is Not The Woodlands — and That’s a Good Thing

I want to address this head-on because it comes up a lot. The Woodlands Hills is its own community, built by The Howard Hughes Corporation — the same developer behind The Woodlands. It sits along I-45 in Willis, TX, north of Conroe, and it’s positioned as the next chapter in that same legacy of thoughtful, master-planned development.

What that means practically: you get the feel and quality of a Woodlands-style community without the Woodlands price tag. The infrastructure is there. The green space is there. The community planning is there. You’re not settling — you’re just getting in at a different point on the map and the price range.

3. The Amenities Are the Real Deal

This is one of the things that separates The Woodlands Hills from a lot of communities in this price range. The Village Center is the main hub — and it’s not a couple of picnic tables and a mailbox kiosk. We’re talking about a resort-style pool with a lazy river, a dog park, tennis courts, an event lawn, and walking trails that connect throughout the community.

The HOA runs actual events here — food trucks, evening concerts, “Flick N’ Float” poolside movie nights, Spring Fling, Harvest Festival. This isn’t a neighborhood where people disappear into their garages. If community feel is something you’re looking for, this one delivers it. I’d put it on my shortlist of the best master-planned communities in North Houston for that reason alone.

4. The HOA Cost Is Worth Knowing Upfront

The annual HOA fee is $1,005, managed by The Woodlands Hills Residential Community, Inc. That breaks down to roughly $84 a month. For what you’re getting — maintained common areas, organized events, resort amenities — that’s a reasonable number. But it’s still a number, and you want to factor it into your monthly budget before you fall in love with a floor plan.

Also worth knowing: The Woodlands Hills sits in a MUD (Municipal Utility District), which means there’s a MUD tax on top of your regular property taxes. It’s not unusual for master-planned communities in this area, but it can catch buyers off guard if they’ve only been given the base tax rate. 5. The Schools Are Walkable — Literally

Students in The Woodlands Hills are zoned to Willis ISD, attending W. Lloyd Meador Elementary, Robert P. Brabham Middle School, and Willis High School. The elementary and middle schools are located right next to the community — as in, your kids can walk or bike. That’s not something you find everywhere, and for families moving in with school-age kids, it’s a genuine quality-of-life win.

If you’re comparing this to communities zoned to Conroe ISD, it’s worth doing your homework on both. Willis ISD has been growing alongside the community and is investing in its campuses. Check the Willis ISD website for current school ratings and enrollment info.

6. The Location Is More Convenient Than It Looks on a Map

The Woodlands Hills is off I-45 North in Willis, TX, roughly 10 minutes north of The Woodlands and about 45 minutes from downtown Houston without traffic. That’s a totally manageable commute for a lot of remote or hybrid workers — and if you work in The Woodlands, you’re just a short drive down the highway.

For everyday errands, you’re not isolated. About 2 miles south on I-45 you’ll find a Kroger Marketplace, H-E-B, medical offices, and a solid lineup of restaurants. Lake Conroe is a few minutes west, and the Waterpoint Marina offers waterfront dining, shopping, and live music. This area gets labeled “out in the middle of nowhere” by people who’ve never actually driven out there — once you make the trip, that concern disappears fast.

Is Perry Homes in The Woodlands Hills Right for You?

New construction in the $300s with real amenities, walkable schools, a strong community culture, and a developer with a track record — that combination is harder to find than it used to be in North Houston. Perry Homes has been building in Texas for decades, and their website has current floor plans, pricing, and availability for The Woodlands Hills if you want to browse before we talk.

The community’s own site at thewoodlandshills.com is also worth a bookmark — it has the event calendar, amenity details, and the master plan so you can get a feel for how it all fits together.

That said, there are things you’ll only learn by walking the lots, understanding which sections are still selling vs. nearly sold out, and knowing which floor plans hold their value. That’s where I come in.
