Builders include Perry Homes, Pulte, Chesmar Homes, and Lennar — so you’ve got real variety in price points, starting in the upper $300s and going up from there. What I like about Grand Central Park is that it doesn’t feel half-finished. The amenities are mature, the landscaping is done, and the retail nearby is already established.

2. Artavia
Artavia is the one that gets people emotional when they see it for the first time. It’s a Johnson Development community with a very specific vibe: wellness-focused, active, and designed for people who want more than a subdivision. The lake at the center, the trails, the Vitality Center — it feels like a resort you actually live in.

3. Woodforest
Woodforest is technically in Montgomery County — not the city of Conroe — but it belongs on this list because it’s one of the most beautiful communities in the area and buyers looking at Conroe almost always end up comparing the two. The towering pines, the creek, and the golf club give Woodforest a feel that’s completely different from the typical suburban look.
It’s bigger than people realize, with multiple neighborhoods ranging from entry-level patio homes to large estate-style builds. Builders have included Westin Homes, J. Patrick Homes, and Taylor Morrison in various sections. Prices start in the low $300s and run up to $700,000+ depending on the home and lot.

4. Harper’s Preserve
Harper’s Preserve is a smaller, quieter Conroe community near SH 242 — close to The Woodlands without paying Woodlands prices. It backs up to Mercer Arboretum, so mature trees and natural surroundings are part of the everyday feel.
Homes here run roughly $350,000–$550,000 depending on the builder and lot. Perry Homes has been active there. It’s zoned to Conroe ISD and works well for buyers who want something quieter without giving up good schools or easy access to the SH 242 corridor.
5. Stewart’s Forest
Stewart’s Forest is a Gehan Homes community off SH 105 east of I-45, offering well-designed floor plans at competitive prices. If you want new construction without the higher HOA fees that come with larger master-planned communities, this one is worth a look.
