If you’ve been searching for a brand-new home under $300,000 near Conroe and you haven’t looked at Westridge Cove yet, you need to. This west Conroe community checks boxes that most people thought were impossible in this market — new construction, great amenities, a reputable builder, and prices that actually start in the mid-$200s. There’s just one catch: inventory is moving fast. Here’s the full breakdown.

Where Is Westridge Cove?

Westridge Cove sits on the west side of Conroe, right off Highway 105 heading toward Lake Conroe. That location matters more than it might sound. The west side of Conroe has a completely different feel than the east side of I-45 — it’s wooded, quieter, and far less industrial. You’re in a recreational corridor that leads straight to the lake, with tall pines lining the roads instead of strip centers and warehouses.

Commute-wise, you’re just minutes from I-45. That puts The Woodlands about 20 minutes south and downtown Houston roughly 43 minutes away. And Lake Conroe? Practically in your backyard. About the Neighborhood

Westridge Cove opened in 2022 and spans 95 acres with plans for 335 homes total. What makes it unique is that it’s a two-builder community. Tri Pointe Homes originally developed their section — their 40-foot lots are completely sold out, with just a handful of 50-foot lots remaining. Coventry Homes is now actively selling their newer section with the most available inventory.

The HOA fee is $790 per year, which is modest for what you get. Amenities include a large community pool with a two-story waterslide, a fully equipped fitness center inside the clubhouse, greenbelt areas throughout the neighborhood, and a playground right next to the pool. For a new construction community in this price range, that’s a lot to offer.

Who Is Coventry Homes?

If you haven’t heard of Coventry, here’s the quick version: they’ve been building in Texas since 1988 and have put up over 55,000 homes across the state. They’re part of the Dream Finders Homes family, which was named the 2025 National Builder of the Year by Builder magazine. They carry a 98% customer recommendation rate — impressive in any industry.

Their “Built Around You” philosophy means buyers get real input on finishes and layout options, not just a few paint colors. Their energy efficiency standards are also a big deal for long-term savings on utility bills, especially in Texas summers. The Floor Plans and Pricing

Coventry is selling on both 40-foot and 50-foot homesites at Westridge Cove, and the price range is genuinely affordable for new construction.

On the 40-foot lots, you’re looking at homes priced from the mid-$240s up to around $325,000. Plan names to look for: the Frio, Kent, and Kerr. The King floor plan — the one I walked through — is just over 1,800 square feet with 3 bedrooms, 2.5 baths, and comes in at $264,990. Upstairs, there’s a large loft or game room that opens up beautifully, flanked by secondary bedrooms and another full bath. Out back, you get a covered patio and a manageable yard with a stone retaining wall — perfect for a grill and a dog.

Step up to the 50-foot lots and pricing starts at $269,990. That gives you 8 floor plan options ranging from 1,446 to over 2,522 square feet — including up to 5 bedrooms with a 2-car garage on every plan. The big 50-foot plans to know are the Starr and the Donley.

One thing to be upfront about: these are 40 and 50-foot lots, so the homesites are on the tighter side. You’re trading a large yard for a brand-new home with a full builder warranty and serious amenities at a price point that undercuts most of the surrounding resale market. I always tell buyers — think about what you actually use. Most people spend way more time on their covered patio than they do mowing a big yard.

The Financing Incentive — That 2.99% Starting Rate

Coventry is currently running a 2-1 temporary buydown starting at 2.99%. Here’s what that actually means:

  • Year 1: 2.99%
  • Year 2: 3.99%
  • Years 3–30: 4.99% fixed

This isn’t a teaser rate that disappears into thin air. It’s a structured buydown paid for by the builder that temporarily reduces your interest rate, then locks you into a below-market fixed rate for the life of the loan. On a home in the $260s, the monthly payment difference between 2.99% and today’s market rates (which hover in the 6–7% range) can be several hundred dollars a month. That kind of savings makes a real difference, especially in the first year when you’re getting settled.

Schools at Westridge Cove

Westridge Cove is zoned entirely to Conroe ISD, one of the most recognized school districts in the Houston metro. Kids in this community attend:

  • Gordon-Reed Elementary
  • Peets Junior High
  • Conroe High School

I’m going to be direct with you: inventory at Westridge Cove is moving quickly. As of right now, there are only about 5 homes left on the 40-foot lots and 2 on the 50-foot lots — plus whatever is still under construction.
